Located on a residential street in Marda Loop, Systemic was approached by our client to design two separate residences on a single 75’ wide lot.  After demolition of an existing house on the site, the land was subdivided into two separate properties, each to feature a single house.  The project owners retained the east house as their own personal residence, and sold the west house after its completion.

 

The project owners were interested in a design composition that presented the two houses as related elements, rather than two different concepts.  For this reason, there is substantial inter-relation between the two houses in terms of roof geometry, massing, and finish selection.  As connoisseurs of architectural design, the owners sought to create a set of houses that would stand at the top tier of current construction in the neighbourhood, which is currently experiencing substantial redevelopment of single family residences.

 

The east house features a substantial double-height volume over the main living and eating area.  This volume is connected to a main masonry wall that runs through the entire residence, and serves as an organizing spine for the design.  The property slopes to the rear of both residences, allowing each to have substantial south sun exposure to decks on multiple levels. 

 

The interior design of both houses was provided by Erika Klavins.  The interiors are crisp and minimalist, with attention directed towards key feature elements, such as a custom metal spindle staircases and interior glazed partitions.
