The Calais Townhouses are located in the southeast community of Quarry Park. The property that hosts the project was the last piece of undeveloped land in this portion of a master -planned community by Remington Development Corp.
The owner's goal for the development was a unique product that would bridge the gap between the immediately adjacent multi-family and single-family detached units. Given this direction, Systemic developed an attached unit townhouse concept that features five individual buildings grouped on a private street.
Targeted buyers for the project were empty-nesters looking to maintain the feeling of a home, but in a more urban setting. The burdens of yard maintenance were removed by maximizing the building coverage of the site, with all exterior landscape held as common property. All units were designed as true "walk-out at grade" units, with no basements or stair transitions at the main floor level. Unit sizing averages 2 500 square feet. One of the primary design features of the development is the inclusion of substantial cathedral ceilings in each unit.
